How to build a hotel BAR ladder with Claude
A Best Available Rate ladder sets your price for every demand class — high compression, need periods and shoulder / mid-week. The Revenue Management skill proposes the ladder, identifies rate fences, flags where the ladder is breaking down, and recommends length-of-stay and arrival restrictions for peak dates with the displacement risk quantified.
What you need
- Claude (Claude.ai in your browser — the free tier works for short tests — or Claude Code) with the Revenue Management skill loaded
- Your rate plans and room inventory (from the Knowledge Base or pasted in)
- Pace / on-the-books exports from the PMS or RMS
- Comp-set rates if you have STR, Demand360 or Lighthouse data
Step by step
- Load the Revenue Management skill. In Claude.ai, create a Project and paste the Revenue Management SKILL.md into its instructions — or run
npx hotel-team-skills installonce and use Claude Code, which picks the right skill from your prompt. - Give it pace and rate plans. Share your current rate plans, channel mix and pace on the books. The skill reads these from
05-rate-strategy/,04-channels-distribution/and03-rooms-inventory/when the Knowledge Base is connected. - Ask for the ladder. Ask: “Build the BAR ladder for the next 30 days with MLOS/CTA for the compression nights.”
- Review by demand class. Check the recommended BAR for high-compression, need and shoulder dates, the rate fences (advance purchase, package, AAA / AARP, group floors) and any parity problems it surfaces.
- Approve the restrictions. Review each MLOS, CTA and CTD recommendation against its displacement estimate before pushing anything to the channel manager.
What a good result covers
This is the workflow the Revenue Management skill follows, quoted from its SKILL.md:
Build and maintain the BAR ladder
Propose a BAR (Best Available Rate) ladder for the next 365 days, segmented by demand pattern:
- High compression: aggressive ladder, tight restrictions, push direct
- Need: open all channels, run promotions through OTAs, accept lower-yield wholesale
- Shoulder / mid-week: corporate-negotiated push, package plays Identify rate fences (advance purchase, package, AAA / AARP, group rate floors). Recommend BAR for each demand class. Surface where the BAR ladder is breaking down (rate parity slipping, OTA discounts undercutting direct).
Manage restrictions (MLOS, CTA, CTD)
For peak compression dates, recommend Minimum Length of Stay (MLOS) restrictions to capture full peak weekends, Closed-to-Arrival (CTA) for sold-out arrival days, and Closed-to-Departure (CTD) when needed. Always quantify the displacement risk before recommending.
